From Concept

  • consult with developer, architect, surveyor, engineer and solicitor to gain a clear perspective of the clients project
  • provide input to building plans, CMS, by-laws, easements, survey plans. exclusive use areas
  • assistance with preparation of CMS and by-laws
  • prepare initial administrative and sinking fund budgets for inclusion in sales contracts
  • calculate scheme lot entitlements
  • preparation of administration agreement to be included in disclosure document
  • liaison with solicitor regarding caretaking and letting agreements

From Registration (and on our appointment)

  • convene and attend the first EGM of the body corporate
  • obtain handover documents from developer
  • set up body corporate files, records and registers
  • order common seal
  • open body corporate bank account
  • confirm insurance and organise transfer into body corporate name if required
  • issue first levy
  • apply for TFN, ABN and register for GST if applicable

What we would normally charge...

These are our standard charges however, in exchange for the appointment of Club Body Corporate as the body corporate manager for a three-year term, we will waive the set up costs.

  • Development project 1-25 lots - $1200
  • Development project 25 lots and over - no charge
